As we approach the end of 2020, some analysts predict the number of foreclosures will rise. The Albuquerque housing market remains strong, but Coronavirus shutdowns have damaged the economy, and unemployment has remained high.

Types of Foreclosures

Foreclosed homes fall into two general categories. Home foreclosures include bank-owned homes and real estate-owned properties (REOs). In both cases, the lender is the owner of the home. Foreclosure stages distinguish the two.

A bank-owned home is in foreclosure, meaning the homeowner is not making payments, and the lender is taking steps to remove the homeowner. Bank-owned homes are sold at auction when they are foreclosed. A bank-owned REO property remains the property of the bank even if it doesn't sell at auction. In spite of being auctioned, REO properties haven't been sold yet. REO agents are usually used by lenders to sell them.

The prices of foreclosures are often significantly lower than similar properties in an area. A lot of foreclosed properties are sold at well below the market value. Buying a foreclosure can also help lower your interest rates, reduce your down payment, and save you money on appraisal fees and closing costs.

Some deals on distressed properties can be found in situations where the property isn't bank-owned.

Pre-foreclosure is one example. It means the lender has notified the borrower they have defaulted, but they might be able to avoid foreclosure if they sell the property. In short sales, lenders take less for the property than what's owed on the mortgage. Lenders can approve a short sale even when you aren't in default.

Mortgage Preapproval

Buying a foreclosed home comes with a lot of risks. A property inspection may fail to reveal hidden problems or costs. Moreover, it's a long process.

When you buy a foreclosure, you have to deal with a lot of paperwork. The response times for banks to offers on these properties are usually slow, and if a bank is behind in foreclosures, it may take months before they respond.

It doesn't mean you shouldn't consider buying a foreclosure. To be prepared for these hurdles, you simply need to be organized.

Purchase of a home in Albuquerque can be intimidating for many young or first-time buyers. Homebuyers aged 25 to 40 may be unsure about the homebuying process and what they can afford, according to a recent survey. The study found:

  • “1 in 4 underestimated their buying potential by $150k or more”
  • “1 in 4 underestimated the increase in value by $100k or more”
  • “47% don’t know what a good interest rate is”

Most young homebuyers have given up on their search because they feel uncertain, or worse, they have decided homebuying isn't right for them and don't even start a search.

1. Down Payments

It's not necessary to have a large down payment to qualify to buy a home, but that's how many people view it. According to Freddie Mac:

The most damaging down payment myth—since it stops the homebuying process before it can start—is the belief that 20% is necessary.”

Those looking to buy between July 2019 and June 2020 only had to make an average down payment of 12%, according to the National Association of Realtors (NAR) Generational Trends Report. The median down payment for buyers ages 22 to 30 was only 6% when controlling for age.

2. You May Be Able To Afford More Home Than You Think

Spending more time in our homes as a result of working from home, exercising, and spending more time on leisure has changed what people expect from their living spaces. Some young homebuyers are unable to afford homes that will meet their growing needs, so they choose to continue renting. As a result, they'll miss out on some of the benefits of home ownership in the long run. A recent NAR article points out:

“Many young adults are underestimating how much they need for homeownership, the survey finds. Millennials underestimated how much home they can afford right now, how much interest they would pay over a 30-year mortgage, and how much home values appreciate, on average, over 10 years…”

3. Don't Wait

In addition, with mortgage rates on the rise along with home prices appreciating, you may end up paying much more for putting off buying a house now. According to Sam Khater, Chief Economist at Freddie Mac:

As the economy progresses and inflation remains elevated, we expect that rates will continually rise in the second half of the year.”
